Is Planning Permission Required?

A regular question we are asked as a company when clients are proposing certain projects is often, is planning permission required? This has intrigued me to research and find out exactly where and when permission should be considered.

There are two categories that erecting a new structure can fit into. Either a project that can be carried out under a permitted development certificate or the need of full planning permission. A structure can be built under permitted development (meaning that no planning permission is needed from the local council or government), although I would advise that you get in contact with the local authority to purchase a permitted development certificate.  This will occur a small cost and a little bit of paperwork. This can be kept as proof of documentation. However if the structure is being built over 2.5m tall (flat roof) or 4m tall (twin pitched roof) above ground level, or the structure exceeds over 50% of the available land then planning permission is needed.

Structures that need planning permission;

Drainage and man hole (personal/ individual)

Dropped curbs (requires specialist work)

Extensions (if exceeding 30m²)

Porch (if exceeding 3m²)

 

Structures that do not need planning permission;

Garages (unless the property is noted as a listed building)

Fuel tanks (containing liquid petroleum or oil)

Extensions (not exceeding 30m²)

Porch (not exceeding 3m²)

Although due to each structure having differentiating requirements, my advice would be to initially check on the planning portal website. Here there is plenty of information that is kept up to date and simple to use. While on their website, you can find out whether planning permission is needed as well as all building control details that will need to be followed during the course of the project.
